Dear New Homeowner:
We would like to take this opportunity to congratulate you in the purchase of your new home. It is our desire
that the electrical wiring in your home provides you with a lifetime of trouble-free use. However, there are
some important things you should know
CIRCUIT BREAKERS
A breaker protects each circuit in your home. This breaker will trip (shut off) any time there is an overload on
one of your circuits. All breakers are located in an electrical panel; usually the panel is located next to your
electric meter just outside of your garage. After opening the door of the electrical panel you will see several
breakers (looks something like a switch). See picture #1.

This breaker should normally be in the ON position for normal use. If for some reason the breaker has tripped
due to an overload in your house, you should do the following:
|
|
- Unplug everything that is plugged into the circuit that is not working.
- Go to the electrical panel and find the breaker that is in the TRIPPED position.
- Press the breaker in the TRIPPED position the rest of the way OFF. A tripped breaker is in a state
between the ON and OFF position, it must be pressed to the OFF position. Pressing the breaker to
the OFF position will take a little effort. It must be pushed HARD. When done right the breaker
will stay in the OFF position even after your hand is removed.
- Now you may turn the breaker ON. This should restore power to the circuit that was overloaded.
- As you go back in your home and plug your appliances in, test each one to see that it works. The
first one that won't work is the one that is causing you to overload the circuit. After unplugging the
defective appliance you may need to reset the breaker again. You should not use the defective
appliance again until it has been repaired per the manufacturers requirements.

If a circuit is not working, then an adequate extension cord can be used to give power to a refrigerator or any
other appliance that is on a dead circuit.
|
|
|
ARC FAULT CIRCUIT BREAKERS
We have come across several cases of vacuum cleaners causing the Arc Fault Circuit Breaker to trip. We have
contacted the manufacturer, Square D Customer Service Technical Support, for their assistance. They indicate
that several types of vacuum cleaners can cause this problem primarily Sears and Kenmore models. The Arc
Fault breaker is required by code and we cannot replace it with any other type of breaker.

GROUND FAULT CIRCUIT INTERRUPTERS
There is one other safety device that is located in your home, a Ground Fault Circuit Interrupter (GFCI). The
GFCI controls ALL receptacles that are located in any of the following locations:

- Bathrooms
- Garage
- Outside Receptacles
- Receptacles located in a
- Bathrooms
basement crawl space
- Receptacle near any sink such as the kitchen or utility room
|
|
The GFCI is a receptacle that has two buttons located on the front (see picture #2). One button is a TEST
button and the other is a RESET button.

If any of the receptacles noted above are not working, then you need to locate the GFCI receptacle and press
the RESET button. The GFCI receptacles are typically located in the master bathroom and the kitchen,
however, they may be located at any of the locations mentioned above.

SWITCHED RECEPTACLES
In most of the rooms in the house there will be one receptacle that is upside down compared to the other
receptacles in the house. This receptacle is controlled by a switch on the wall. Only half of the outlet is
switched, the other half is HOT all the time. This outlet has been provided so that a lamp can be plugged into
the receptacle and controlled by a light switch.

SMOKE DETECTORS
Your smoke detectors are designed to detect smoke from a fire and sound a warning alarm. They are wired
directly, but have a battery backup in case of a power outage. They are extremely sensitive and may set off a
false alarm from smoke associated with cooking, insects, or dust particles. The manufacturer recommends
vacuuming the device periodically to help eliminate false alarms. Changes in temperature and humidity can
also cause false alarms. Foshay Electric Company, Inc. cannot respond in these circumstances:

- Battery
- False Alarm
|
|
The detectors will make a chirping sound when the batteries are getting low. We recommend you change the
batteries twice a year with a nine volt alkaline battery and do all of them at the same time. This is best done
around the time change in the Spring and Fall. Follow the instructions carefully, as an incorrectly installed
battery will continue to "chirp.

TELEPHONES
At the front corner of your home, near the main circuit breaker panel, you will notice a square cover marked
"Telephone. This is your telephone access cover. If you are not getting any telephone reception at any of the
phone jacks in your home, remove the cover and plug your phone into the jack located inside the box. If you
have no dial tone there, and you are sure your phone service is turned on, you need to contact the telephone
company for repair. Tell them you do not have a dial tone anywhere. If you DO have a dial tone at the box,
please call Foshay Electric Company, Inc. for service. If we come out and the problem is the phone company's,
there will be a $75 service charge.

ONE YEAR WARRANTY
Foshay Electric Company, Inc. guarantees their work to the developer for a period of one year. This guarantee
starts at the time of the final electrical inspection, NOT at the time the house is sold. However, you home may
have a longer guarantee through the developer.
Except for an emergency, guarantee work shall be performed within two weeks of notification and shall be
done during Foshay Electric's normal working hours, between 7:30 a.m - 4:00 p.m. Monday through Friday.
The Electrical Contractor does NOT cover the following: thermostats, appliances, bulbs, batteries, air
conditioning and heating. If you have problems with one of these items then follow Builder's protocol.
Your house will be VOID of ALL electrical warranties if there is any electrical work done in your home by
ANYONE other than Foshay Electric's employees for the first year. This includes but is not limited to electric
that is installed for irrigation controllers, landscape lighting, swimming pools, spas and air conditioners. If we
are called out to perform guarantee work and it is determined that other electrical work has been done, other
than by Foshay Electric's employees, then you will be charged based on current fees, a two-hour minimum,
plus travel time plus a truck fee.
If Foshay Electric is called out to perform guarantee work other than during normal working hours, you will
be charged based on current fees, two-hour minimum, plus travel time and truck fee.
As required by law SB800, copies of maintenance, limited warranties, terms and conditions and/or
maintenance requirements are provided for your reference for the following products:

- Smoke Detectors (FireX)
- Switchgear (SquareD)
- Whole House Surge Protector (SquareD)
- Recessed Fixtures, Under-Cabinet Fixtures (Lithonia)
- Bath Fans, Chimes (Broan-Nutone)
- Switches, Receptacles, GFCI, Telecom/Structured Wiring, if applicable (Leviton)
- Carbon Monoxide Alarm, if applicable (FireX)
